The presentation of a property is as important as the agents marketing strategy in order to sell as soon as you would like to and at the best price you may expect.

The first impression is the one that will remain in a buyer’s head so we need to make the most of it and the best way to make a good first impression is to have trimmed garden and trees, clean pathways & terraces and a well maintained swimming-pool. Please do not leave the children’s or pets toys lying around.

Paint works left to be done by the future buyer “because they may want a different color” will not help. Freshly painted walls, doors and gates in neutral colors such as white or beige will make the property look so much more attractive.

Advised buyers: an important piece of advice given to potential buyers is to turn on water taps, lights, open and close doors, windows, checking that everything works so please make sure everything is in order because small things like running taps can break a buyer’s enthusiasm about your property even though it is easy to fix. Please get it fixed before presenting your property.

Make it look as spacious as possible by getting rid of clutter, too much furniture and decoration will make a room seem smaller. Keep your property as tidy and clean as possible including garages and basements and extra care for the bathrooms and kitchen.

Give it a feel of comfort with a heated home in the winter, maybe a lit fireplace or air-conditioning in the summer. Open all shutters, blinds and curtains and let the light in so that the property feels bright. People look to buy a property in Portugal for the sunshine, a dark house will put them off right away. A little calm music on low volume will give a property atmosphere but please turn off the TV or any other noisy equipment during the visit.
